Document all contamination, measure square footage, identify any structural damage or active entry points not yet sealed. Full photographic record provided.

Insulation Removal
All contaminated insulation is vacuumed out using commercial HEPA equipment and sealed in heavy-duty disposal bags. Technicians wear full Tyvek suits and respirators throughout.

Droppings & Debris Removal
Manual removal of all visible feces, nesting material, carcasses, and parasites. Every corner, rafter, and truss inspected and cleaned.

Enzyme Disinfection
All attic surfaces sprayed with enzyme-based disinfectant that breaks down organic residues, kills remaining pathogens, and neutralizes odors at the molecular level.

Structural Repair
Any damaged rafters, sheathing, or other structural elements repaired as needed. Entry points permanently sealed if not already completed.

ULV Fogging
The attic is fogged with enzyme-based disinfectant as a final treatment step. This reaches areas that surface spraying can't, eliminates residual odors at the source, and removes scent cues that would otherwise attract new animals.

Bat guano and rodent droppings can harbor Histoplasma capsulatum, the fungus that causes histoplasmosis. Raccoon feces carries raccoon roundworm (Baylisascaris procyonis), whose microscopic eggs survive for years in dried material. Rodent droppings carry hantavirus. Beyond disease, ammonia from accumulated urine damages respiratory tissue with long-term exposure. None of this should be disturbed without professional PPE.
Our attic clean out includes: removal and bagged disposal of contaminated insulation; manual removal of all visible droppings, nesting material, and carcasses; full enzyme disinfection of all surfaces; ULV fogging for odor elimination; repair of any structural damage caused by the animals; and permanent sealing of all entry points if not already completed.
Always after. Cleaning before exclusion is counterproductive. Animals still in the space will re-contaminate it immediately, and partial cleanup leaves odors that draw new animals in. The right sequence: exclusion and full sealing first, then clean out, disinfect, and fog.
Coverage varies by policy. Many policies cover sudden and accidental damage but exclude long-term infestations. Bat guano remediation is frequently covered when combined with exclusion work.
